Great information. As for deductibility of interest on your home loan, according to IRS Publication 936, mortgage interest paid on a primary or second home is tax deductible in the U.S. This publication does not specify whether the property needs to be located in the U.S. Of course, as mentioned above, you should consult your tax professional about this. But this one great advantage of taking a home loan out on your Mexico real estate.

We agree with the most facts, just the amount of investment is double! For just 150,000 USD you find a nice plot, never a nice home...

It is certainly good for real estate investors to consider real estate investments outside the United States. It seems like this could be a good opportunity for investors who are wary of the real estate market in the states. But one needs to understand that it is a global economy now,and although maybe Mexican real estate is doing well for now, what is happening in the world economy could eventualy affect the real estate market in Mexico.I would be very careful in investing in any kind of real estate as in we probably havn't seen the bottom yet in our market in the US and what happens here can have a big affect on our neighbors in Mexico. Also,if people have less disposeble income due to rising gas prices and other factors, they will have less to spend on taking vacations to exotic locales like Cancun.

It's true that NAFTA has been beneficial for Mexico's economy on a macro level. However, those gains have primarily gone to Mexicans who were already wealthy, or to foreigners with investments in Mexico. This does say good things for those who want to invest in Mexico's real estate market, but they'll need to be careful. Rather than the poor rising to the middle class, it will be the rich rising to the ranks of the supperrich. So you would want to invest in areas that high net wealth individuals will want to get into; investing in suburban homes or the like will not help you benefit from NAFTA.

[...] This book is highly recommended if you are preparing for a real estate investment in Mexico or just want to learn more about it. It not only explains the nuances of the purchasing process in Mexico, but explains it in plain English without being dry. There is a wealth of information that will give you the confidence when you go down there that you can avoid major mistakes. The book highlights some useful personal success stories as well as some tragic failures so you don’t make the same errors. It also profiles some of the best locations in Mexico to invest in and what they have to offer. The book can be found in Amazon and some public libraries and is part of the curriculum of this site’s Mexico Real Estate 101 class. [...]

Understanding that Mexican property can be bought safely, when buying from the right people/developer and using the right professionals is still an educational challenge that the Mexico real estate industry is faced with. Those that know how to find the right people to work with are capitalizing significantly on their investment, while those that don't grow frustrated and risk losing money. The Riviera Maya is a phenomenal region for investment as stated in the article above. As the President of ConfiCasa Mortgage International, a cross-border Mexico mortgage provider that secures mortgage financing for Americans and Canadians purchasing Mexico properties, we have spent years finding the right people to handle our transactions the right way. And as a result, we are closing more loans than ever. With the housing market and the broader economy in the U.S. the way it is, people are relying more and more on financing for their Mexico properties. But finding the right mortgage company is the same as finding the right lawyer or Notario to close your purchase. You need to do your homework.

I invite everyone to view our tips and information on the Mexico property purchasing process at our website at www.conficasamortgage.com.

Thank you for the article.
